Where does the house price data come from?

The site uses HM Land Registry Price Paid Data for registered residential sales in England and Wales from January 1995 onward. Figures are grouped by postcode, street, town and district.

Are these figures valuations or asking prices?

No. The figures are historical sold prices from completed, registered transactions. They are not current valuations, asking prices or financial advice.

How often is the data updated?

HM Land Registry publishes new Price Paid Data monthly. The site shows the latest processed release and includes a data freshness note on detail pages.

What are Hot Areas?

Hot Areas are postcodes with the highest transaction volumes in the HM Land Registry dataset. A high transaction count can indicate strong buyer demand, new-build activity, or high property turnover. Hot Areas are ranked by total registered sales across all available years.
