About UK House Prices
UK House Prices is an independent, free-to-use property price data platform maintained by a small data and engineering team. We turn raw HM Land Registry records into accessible, searchable price trends for every postcode, street, town, and district in England and Wales. Data is updated monthly, within 5 days of each HM Land Registry release.

UK House Prices is an independent data platform published in the United Kingdom. We have no commercial or institutional affiliation with HM Land Registry, HMRC, or any government department. All sold price data is reproduced from official HM Land Registry Price Paid Data under the Open Government Licence v3.0.
The platform covers 31.3 million transactions across England and Wales dating back to January 1995, updated within 5 days of each monthly Land Registry release. Data is processed and verified by our team before publication.

All sold price data on this site comes from HM Land Registry Price Paid Data, the official register of residential property transactions in England and Wales. The dataset contains over 31 million records dating back to January 1995, covering price, date, address, postcode, property type, and tenure for every registered sale.

π¬ Methodology
Average & Median Prices
The average (mean) price is calculated from all retained residential property sales registered in the selected area, using HM Land Registry Price Paid Data spanning January 1995 to the latest monthly release. The median price represents the middle retained value β half of those sales were above this figure and half below. Both figures are updated with each monthly Land Registry data release.
Price Trends
The five-year trend compares average sale prices across two equal 12-month windows: the latest window ending at the area's latest recorded sale, and the window ending five years earlier. Where the earlier window has no usable average, the trend is omitted rather than estimated.
Trend charts use annual aggregated sold price data. For postcode pages, yearly trend charts are shown at postcode district level where needed to keep samples more reliable than individual full postcode sales.
Data Cleaning & Grouping
Record cleaning
The ETL keeps rows whose HMLR record-status field is A and whose price is positive and below Β£100 million. The initial build removes duplicate rows; monthly updates reject transaction IDs already held. PPD Category A and Category B records both remain in the dataset, with no separate per-area outlier trimming or winsorisation step.
Location normalisation
Postcodes are normalised to uppercase outward and inward code format. Street, town and district URLs use canonical lowercase slugs while page headings retain readable place names.
Record aggregation
Records are grouped by postcode, street and town, then summarised with transaction count, first and latest sale dates, average price, median price and active years.
Duplicate handling
Canonical postcode and place keys are used to avoid duplicate pages from spacing, case or punctuation variants in source data and URLs.
Low-sample handling
Pages with real transactions remain indexable, with a limited-data notice below 20 transactions. The postcode and street sitemap layers use discovery thresholds of at least 10 transactions and two active years; empty pages are the pages marked noindex.
Update Frequency
We update our data within 5 days of each monthly HM Land Registry release (typically published on the 20th of each month). New registered sales usually appear 4-6 weeks after the completion date due to Land Registry processing time.
π Editorial standards
Every statistic published on UK House Prices is derived directly from the HM Land Registry source file β we do not estimate, interpolate or adjust figures beyond the cleaning steps described in the methodology.
Pages with fewer than 10 recorded transactions are normally excluded from the postcode and street sitemap layers, while pages with real transactions can still be viewed and are marked as limited-data pages. Postcode warnings use available property-type and low-value transaction signals; they are not a claim that every Category B record has been removed.
Figures are always labelled as historical sold prices, never as valuations, asking prices or investment forecasts. We do not accept paid placement or sponsored data within the price statistics.

- This data reflects sold prices, not current market valuations. Past sale prices do not guarantee future values.
- Scotland and Northern Ireland have separate land registries and are not currently included.
- New build properties are included and flagged in the source data. Category B and other unusual transfers can remain in the dataset and may affect local averages; postcode pages show a warning when available detail signals suggest a high share of non-standard or very low-value transactions.
- Very recent sales (within the last 4-6 weeks) may not yet appear as they have not been registered with the Land Registry.
