How the hotspot list is built
1. Count registered sales
Each postcode district is ranked by residential Price Paid Data transaction volume, not by asking prices or agent estimates.
2. Show current context
Average sold price, total sales and regional filters help separate liquid markets from simply expensive markets.
3. Link to deeper checks
Open an area profile for postcode-level detail, then use Compare to test a shortlist side by side.
Frequently Asked Questions
What are Hot Areas?
Hot Areas are postcodes with the highest transaction volumes in the HM Land Registry dataset. A high transaction count can indicate strong buyer demand, new-build activity, or high property turnover. Hot Areas are ranked by total registered sales across all available years.
How are Hot Areas ranked?
Each postcode district is ranked by its total registered residential sale transaction volume from HM Land Registry Price Paid Data, not by asking prices or agent estimates. The ranking uses all available records from January 1995 onward.
Does a high transaction count mean a better investment?
Not necessarily. A high transaction count indicates market liquidity and buyer activity, but does not itself predict future price growth. Use the average sold price, 5-year trends and local area pages alongside the Hot Areas list for a fuller picture.
Are these figures valuations or asking prices?
No. The figures are historical sold prices from completed, registered transactions. They are not current valuations, asking prices or financial advice.
About This Data
Transaction counts reflect all registered residential sales in each postcode since January 1995. Average prices are mean sold prices recorded by HM Land Registry, not estate agent valuations or asking prices. Hot Areas are automatically ranked by total transaction count. Source: HM Land Registry Price Paid Data, with 31+ million records updated August 2026 and records through July 2026. These are historical sold-price summaries, not a valuation, forecast or investment recommendation.
