These reports are generated directly from HM Land Registry sold-price records (31+ million transactions since 1995, data through August 2026). No estimates and no samples — every report shows its method, its source and its limits.
UK housing market report
The national picture in one page: average and median prices for every year since 1995, the trend chart, the ten busiest counties compared, and an honest method note. In 2025, the average price was £388,036 across 956,517 completed sales.
Where this data comes from
HM Land Registry records the price of every residential property sold in England and Wales and publishes the monthly Price Paid data file under the Open Government Licence. Because it is the official register — not asking prices and not a lender sample — it is the most complete public record of what homes actually sell for. The reports here are computed from that file as published.
