Methodology and limits
The checker compares an entered asking price with local historical sold-price summaries from HM Land Registry Price Paid Data. It prefers median sold price when available because median can be less distorted by unusually high or low sales. If a median is not available for the selected location, it uses the average sold price and labels the comparison accordingly.
The result is not a property valuation, a recommended offer, a forecast or financial advice. It does not adjust for bedrooms, floor area, condition, lease length, exact street position or current listing competition.
